They say variety is the spice of life and the fact that Invest & Fund can look at a range of different projects certainly makes my role more interesting (as well as challenging!)
Whilst we are focused on the residential property market (as opposed to commercial), there are still a wide variety of schemes that can be considered as appropriate for our platform – some of which you may not instantly think of when our name springs to mind.
In recent weeks, we have considered applications for a single new dwelling in an attractive agricultural setting, the refurbishment of a listed and historically important house that has fallen into significant disrepair, a bridging loan for the purchase of land with OPP for a residential housing estate, the conversion of an existing house into apartments for letting and even a town centre redevelopment of a disused hall to create new apartments.
Visiting the project and meeting the applicant helps me understand the specific challenges that each scheme brings and this, together with the collective experience that we have at Invest & Fund, means that we can properly assess the risks for both Borrower and Lender.
