We are delighted to be able to announce that we have now returned in excess of £100m of capital and interest to our lenders and this comes with no loss of capital or interest. This is an achievement we are immensely proud of, more so when we consider this has been achieved against the backdrop of Brexit, a snap general election, and the ongoing pandemic.
While there has been extreme volatility in many other asset classes, high quality property debt as provided by Invest & Fund has proven very resilient to all the shocks and headwinds it has faced over the last 3 years. With proven stability and average returns of circa 7% per annum, when looking for diversification within a balanced portfolio, more experienced investors should consider property debt as one of the core asset classes.
The number of loan opportunities is now consistently growing on a weekly basis. By the end of this financial year, we will have more than doubled the loan volumes of any prior year and next year we plan to double that again, all whilst maintaining the high credit rigor for which we are known.
As we move into 2022 this growth will continue to give existing lenders the opportunity to diversify their portfolios to an even greater extent while maintaining access to an asset class that has performed so strongly through all points of the cycle, through both growth and deeply uncertain periods.
To date we have always been passive towards recruiting new clients because demand for our loans is always consistently high given the quality and scale of return and whenever we did raise our platform ‘above the parapet’ the inflow of new clients and funds was immediate.
However, now that we have firmly commenced our growth phase, we are delighted to announce that we have taken the decision to actively recruit new lenders, both individuals and wider (Wealth managers, asset managers and family offices). You may have also noticed that Zopa are repaying all their lenders’ loans as they move away from their P2P roots and become a bank, which we anticipate will only accelerate the influx of new lenders and we welcome them.
